The roads in Sian Ka'an are unpaved and therefore distances and times may vary depending on the season and road quality and conditions.

This 3,875 sq ft elegantly modern home has four spacious air conditioned bedrooms with three ensuite bathrooms, plus one guest bathroom. It has been furnished by the owners using traditional woods and Oaxacan fabrics with attention to comfortable family living and gracious details. It has every modern amenity including Sky Television, internet, XBox 360, Wii, DVD player and a small movie collection. The chef designed kitchen was created for intimate family gatherings as well as large-scale social and special events. The downstairs has a large open floor plan with a living area which includes two queen sleeper sofas, TV area with a wide screen TV ideal for gathering, a grand dining room which seats 18 – 20. The kitchen has all top appliances including a Viking stove, double ovens, Sub Zero refrigerator/freezer, dishwasher, etc. A long zapote wooden bar between the kitchen and dining room provides a serving area as well as additional seating. There is one bedroom downstairs with a double bed and full private bathroom.
